Tom Cruz is the founder of Section 8 Pros, a real estate education company. The main aim behind it is to teach people how to invest in and manage Section 8 rental properties, with a focus on helping 22-45 year old males create passive income and leave their 9-5 jobs. Section 8 Pros was born out of Tom Cruz's passion for real estate, and has since become a profitable venture, offering a 7 video module education course, access to a community of other Section 8 investors, and 1 on 1 coaching. Along with this, he also runs a property management company.
In a conversation with Tom Cruz (@tcruznc) talks about his work, his passion, and what makes him the best in the business.
How and why was Section 8 Pros started? Was it your passion, heritage, or necessity?
Tom Cruz: Section 8 Pros was started because I was receiving a million questions per day on social media regarding the Section 8 program and how it works. So I put together a coaching and video course that went in-depth and walked new investors step by step through how to get started in investing with low-income properties.
I have since become passionate about educating investors on how to build passive generational wealth through this federal subsidy.
In your own words, can you describe the core strengths of your business?
Tom Cruz: The core strength of the Section 8 course is the ability to help someone that has never bought a property before and get them intelligently purchasing cash-flowing low-income Section 8 rental properties. Most students buy their first units 3-4 weeks after completing the Section 8 Secrets course and coaching program.
We make it very easy to partner with other investors via our Discord community, along with asking questions to our coaches.
Why did you choose to invest in Section 8 low-income housing as a way to hedge risk?
Tom Cruz: There is no other investment strategy that guarantees monthly rental income. You can buy properties at scale because you don't have to purchase expensive units that you have to furnish (i.e. Airbnb). You don't have to buy expensive properties and spend tens of thousands to flip. It is the best strategy for new investors that want to get started with a stable investment income.
What do you see as the main challenges facing your business, and how do you plan to address them?
Tom Cruz: The main challenge I see in my real estate business is finding enough units to buy in order to continue growing my portfolio. To address this, I am always on the lookout for new properties and am constantly networking to find new leads. In terms of my education business, the main challenge is creating enough content to keep people engaged and providing constant value. To address this, I am always working on developing new course materials and finding ways to better serve my audience.
What do you think your customers accomplish by using your services?
Tom Cruz: After finishing the Section 8 course, my customers can confidently purchase affordable housing units without falling into the common pitfalls. They can also partner with other investors to be able to scale their acquisition efforts.
Who do you think is your toughest competitor in the field?
Tom Cruz: I am currently the only Section 8 coach to offer a mentorship/and course product.
Till date, Tom Cruz (@tcruznc) has successfully purchased and managed large portfolios of Section 8 rental properties, including a 92-unit portfolio that was sold for a profit after re-occupying it with higher rent value tenants. As far as the future is concerned, Cruz plans to continue growing his property acquisition and management business, as well as add new courses to his education offerings to help both new and experienced investors.
